Real Estate Inspections




D & J House Doctors Real Estate Inspections include: gas, termite, well, septic and chlorination of wells. Inspections are a service provided to anyone buying or selling a home as an individual or through a Professional Real Estate Agent. Well testing is recommended on a yearly basis.

 

Wood Destroying Inspection (termites) includes:

Subterranean Termites, Carpenter Bees and Carpenter Ants Visual Inspection for signs of past or present activity both active and inactive. All interior levels of home including basement and or crawl space. Exterior includes Garage or out buildings (if accessible).


Gas Leakage Inspection:

Pressure check gas lines from the meter Check flew for proper installation and or damage Clearance of 6” from combustibles- Any safety related issues, rust, evidence of back draft and etc

Well Inspection:

The method to check the water is to let it run until you are getting fresh water from the well. It is preferred not to test water that has been sitting in your pipes. Water is then collected in a sterile container and delivered to an Ohio EPA Certified Laboratory for testing. Standard Real Estate transactions test for coliform bacteria and results can be expected in 2 to 3 days. FHA loans require more extensive testing and the results can take up to 2 weeks. D & J House Doctors does provide a Rush service that will produce FHA results in approximately 3 days. Certain conditions do apply, check with us for details.


Pre-construction Subterranean Termite Treatments:

Before you do any major construction or building of a new home, let D & J House Doctors pre-treat the soil to protect your new structure from subterranean termites. This application should be made prior to pouring concrete and has a five-year warranty.

Septic Inspection:

1- Visually confirm location of septic tank or by use of probing.
2- Observe readily accessible components, use of mirror to check for cracks or broken tiles.
3- Look for evidence of potential problems (odors, seepage of sewage, saturated soil, lush vegetation and etc.
4- Visually check the area for adequate surface drainage
5- Visually check areas adjacent to the absorption area for evidence of failure or breakout.
6- Visually check for evidence of overflows.

7- Observe pump operation.
8- Observe drainage pipes on the property that may affect or be affected by the treatment system, such as evidence of sewage system discharge.
9- Dye Testing, volume of water and rate of flow required for the dye test depends on the number of bedrooms, use of reduced flow plumbing fixtures, and the existence of any whirlpool tubs.
10- To save money, have your septic system pumped before an inspection, then refilled with Water.
